The Association currently has over 1600 properties in management. The majority of its properties are spread across two counties in Mid- Wales (83% in Powys and 17% in Ceredigion).  The Association also has four properties in Shropshire.

Our aspirations are to continue to expand our stock and to assist in meeting affordable housing need in whatever form this takes throughout Powys & Ceredigion. To this end, we have committed to a number of large and small scale developments across the region in line with our current Development Strategy.

We are keen to hear about sites where there are development opportunities that could help meet locally identified housing need. This may include a site you wish to sell, a site you wish to develop where we could purchase some or all of the site or, properties where a Section 106 Agreement is in place to develop affordable housing. We will also consider sites which are partly developed or complete.

Local Knowledge Helps Us Meet Local Need

We must meet certain key building standards (Please refer to the “Minimum Requirements” section, which contains a list of the minimum requirements for our affordable housing.

Please Note: We rarely consider purchasing individual properties that are for sale.

Development Opportunity Criteria

Location

Towns and villages in Powys and Ceredigion (of particular interest – Welshpool, Newtown, Rhayader, Machynlleth, Ceredigion, Aberaeron and Aberystwyth)

Size of Development

Suitable for the level of affordable housing needed by that community (in general, from 6 – 30 units)

Build Standards

Design Quality Requirements (DQR) will apply to ALL properties (this includes Lifetime Homes and Secured by Design)

Welsh Housing Quality Standards (WHQS) 

MWHA Standard Specification

Welsh Government minimum net floor areas

Dwelling Types

You must provide justification for the mix you have suggested

Site Status

We will consider sites without planning, un-started developments with planning, developments on-site and part finished, completed sites in management

Tenures

We intend promoting a range of tenures on each development as follows:

Tenure Neutral - (rent converts to "right to part buy" after 12 months)

Affordable Rent - If grant is available (at either social rent or intermediate levels).

Affordable Sales - Less than open market value, (in conjunction with assistance from “Help to Buy Wales”)

Shared Ownership

Leasehold

Form Of Contract  /  Purchase

We would prefer to agree a deal with you and take the properties on a turn- key or package deal basis, but will consider other arrangements
